Below is a listing of what we have ambitions to complete. Please note although we are planning for these improvements, there is no guarantee any will be complete before your visit. It is possible that some or all of these improvements carry over to the following year given contractor availability and lead times.

2023-2026

1. Carriage House (Completed). We are excited to have the carriage house complete for the start of the 2024 season. This impressive carriage house includes 3 oversized garage spaces and a full living suite above. It includes a kitchen with large island and dining area, open concept living room, laundry, bath, and master bedroom. The plan is to include a pullout couch to accommodate 4 persons in beds with plenty of space for roll-away or blow up beds.

1. Landscaping Improvements (Completed). We know, what else can we do to this beautiful property's already decked out digs? These improvements include:
   1. Enhanced plantings, irrigation, and lighting around the unplanted driveaway entrance beds.
   2. Grass sod around the carriage house and a bluestone patio at the sliding doors of the carriage house garage space.
   3. Finish coat of the driveway
   4. Lines painted for basketball 1/2 court.
   5. Tree work to create uniform views to lake given the expanded space for the outdoor kitchen and firepit areas.
   6. Plant beds next to rear deck (complete).
   7. Complete Creeping Thyme plantings around dock stepping stones (complete).
2. Boat House/Exterior Wood Decks. In the boat house we plan to refinish the beautiful post and beam craftsmanship of the structure. All wood surfaces will be prepared and stained to create a rich stain contrast between the walls, floors and beams. This will also include installation of accent lighting, Sonos sound system, and interior decorations. Exterior wooden decks and handrails will be sanded, stained and sealed.

1. Spa . We are super excited about the spa area. This area will serve as a wellness space adjacent to the new built-in hot-tub area and patio. The space will boast radiant heat floors, natural wood and stone finishes, fireplace with candle niches, and spectacular views of the lake while enjoying serene sounds and aroma therapy. Other features include a large sauna, luxury shower and bathroom space, locker and changing area, massage tables, refreshment bar, and a gym area with weights, bench, and treadmill.
2. Hot tub. Install new high end easy roll cover for the hot tub.

1. Main House
   1. Replace rug in basement level with hardwood to match upper levels (Complete).
   2. Proactively replace high efficiency boiler before failure given last inspection results (Complete).
   3. Replace all hardware in guest bathroom and nanny suites shower and tub by opening up walls behind (Complete).
   4. Add whole house flow meters (2) to monitor water volume for use in maintenance planning for (2) septic systems (Complete).
   5. Engauge interior designer to redesign each room and space in the home; furnish 1 room with new furniture and décor, paint walls and trim (multi year).
   6. Repair Leach Field on one of the septic systems (Complete).
2. Lakeside work.
   1. extend the jetty that protects boats while at the dock
   2. install jetty to right of boathouse to protect the boathouse and boats inside
   3. install a new mooring for an additional boat, sailboat, or seaplane.
   4. install a swim platform
   5. rake/dredge inside of boathouse, dock slips, and beach area to remove debris and rocks
   6. install boat lift in boat house
   7. install jetty and over dock on left and right side of boat house to allow two boats to dock in front of the boat house adding two new slips while protecting all slips from prevailing wind and surf.
   8. install jet ski docks (2) and kayak launch to right of new right side jetty/dock.
   9. frack and remove rocks to left of dock (while facing lake) to allow larger boats to dock on that side.
